The unit, office, surgery or shop you want to buy or refinance, the price, the deposit you can put in, and a picture of how the business trades.

We take your accounts and the property to the lenders whose criteria fit an owner-occupier deal of your size and sector, then compare the terms that come back.

Valuation and legals

The lender values the premises and instructs solicitors. We keep the survey, the legal work and the offer moving so completion is not held up by admin.

You complete and own your base

You draw the mortgage, complete the purchase or refinance, and your monthly payments build equity in an asset the business owns rather than rents.

How does a mortgage broker help?

We take one enquiry and present it to the lenders whose criteria fit your accounts, your sector and the premises, then compare the terms that come back. That saves you approaching lenders one by one and helps you choose on the numbers rather than the first offer.

What do you need from me to start?

The premises details and price or value, the deposit you can put in, and your recent accounts or management figures. For a limited company we also look at the trading history and the directors. The more you can share up front, the faster we can place it.

How long does a business mortgage take?

A term mortgage typically takes several weeks because of valuation and legal work. We will give you a realistic timescale at the start. Where you need to move fast, for example at auction, bridging can secure the premises quickly and then refinance onto a mortgage.

Do you charge a fee?

There is no charge to enquire. Where a broker fee applies to a specific facility we tell you before you commit, alongside the lender's own arrangement fee and, where needed, valuation and legal costs.
